The Barn Alderley Edge

We propose the incorporation of a vacant barn into the existing office and commercial development at Mill Lane, Great Warford. The development will be classified under Class E, providing flexible space for office or commercial use, ensuring adaptability for future tenants.

The barn, currently underutilised, offers a significant opportunity to enhance and maintaining the rural character of the surrounding area. Our plan focuses on preserving the building’s architectural integrity, ensuring the structure blends seamlessly with the existing development and the broader local environment.

Environmental, Social, and Governance (ESG) Considerations:

Environmental Impact:
- The project will focus on sustainable development principles, minimising environmental disruption.
- We aim to preserve as much of the barn’s original structure as possible, reducing waste and the need for new materials. Any new materials used will be responsibly sourced and eco-friendly.
- The development will be designed to promote energy efficiency, with provisions for energy-saving technologies such as LED lighting, enhanced insulation, and energy-efficient heating and cooling systems.
- Landscaping will include native plant species to support local biodiversity and improve natural drainage.

Social Responsibility:
- The project supports local employment by providing additional office/commercial space for businesses in the region, promoting job creation and economic growth.
- By redeveloping a vacant structure, we aim to contribute to the local community’s wellbeing by enhancing the area’s visual appeal and avoiding urban sprawl.
- The development will ensure accessibility for all, including ramps and other necessary adaptations for disabled individuals, ensuring inclusivity and equal access to the new facilities.

Governance:
- A transparent planning process will be followed, engaging with local authorities and stakeholders to ensure the project aligns with the community’s needs and complies with all regulatory requirements.
- We are committed to ethical business practices and long-term value creation for investors, tenants, and the local area.
